Capital Gains Tax Calculator

CGT from proceeds, cost, optional indexation, and the rate you enter

Calculate capital gains tax from sale proceeds, cost, optional indexation, and the rate you enter. Works for any country — nothing is fetched from a government API.

Example — edit to match your rules 29 August 2026

When on, indexed cost = original cost × the factor you type (a multiplier, default 1.00). Type the factor that matches your own rules.

How this works: Indexed cost = cost × (factor if indexation is on, otherwise 1). Gain = proceeds − indexed cost − incidental costs. Chargeable = max(0, gain − annual exempt amount). Tax = chargeable × rate ÷ 100. Presets are illustrations, not live law.
Not tax advice. Figures depend on the rates and bands you enter. Local reliefs, residency, and filing rules are not applied. MultiSwitch is not professional advice — see Terms.

How this works

The indexed cost starts from your original cost, multiplied by an indexation factor if you've enabled indexation (adjusting the original cost for inflation over your holding period), or left as your plain original cost if indexation is switched off.

The gain is proceeds minus that indexed cost minus any incidental costs (like broker fees or legal costs associated with the sale) — giving you the actual profit figure the tax applies to, rather than the raw difference between sale price and purchase price.

Chargeable gain floors at zero after subtracting your annual exempt amount (a tax-free allowance many jurisdictions offer), and tax is simply that chargeable amount multiplied by your entered rate. As with the other tax calculators on this site, the included presets are illustrations to help you understand the mechanics, not live law for any specific country — check your own jurisdiction's actual current rules before relying on a result.

FAQ

What does 'indexation' mean and when should I use it?

Indexation adjusts your original cost upward for inflation over your holding period before calculating the gain, which some jurisdictions allow to avoid taxing purely inflationary gains rather than real ones. Turn it on only if your jurisdiction actually permits indexation relief for the type of asset you're calculating.

What counts as an 'incidental cost'?

Costs directly tied to buying or selling the asset, like broker fees, legal fees, or transfer costs — these reduce your taxable gain since they're a real cost of the transaction, not part of your profit.

What is the annual exempt amount?

A tax-free allowance that many jurisdictions apply to capital gains each year — gains up to that amount aren't taxed. Enter your jurisdiction's actual current allowance for an accurate result.

Are the preset rates and allowances accurate for my country?

No — they're illustrative examples to demonstrate the calculation mechanics, not a live feed of any country's actual current capital gains tax law. Check your own jurisdiction's current rates and allowances, or consult a tax professional.
