Mortgage Calculator

Repayment or interest-only, optional rate step-up, and purchase costs you enter

Work out a mortgage from the price, deposit, rate, and fees you type. Loan amount is purchase price minus deposit. This is formula-first math — not a country mortgage or stamp-duty law engine, and not tax, legal, or lender advice.

Yearly summary

YearRateMonthlyInterestPrincipalBalance
How this works: Loan P = max(0, price − deposit). Monthly rate r = annual/100/12, n = years×12. Repayment PMT = P×r×(1+r)^n / ((1+r)^n − 1) (or P/n if r is 0). Interest-only PMT = P×r. Step-up: amortise k = fixedYears×12 months at r1 to get remaining principal P2, then a new PMT on P2 over n−k at r2. Extra = new − old. Cash to complete = deposit + stamp duty + agent + legal + other — not the loan.
Acronyms on this page:
PMT — Payment: the standard financial-formula term for a regular repayment amount, used in the calculation behind this tool.
Not tax, legal, or lender advice. You enter the rates and fees. Example numbers are illustrative only. Local reliefs, product fees, and lender tests are not applied. MultiSwitch is not professional advice — see Terms.

How this works

Purchase price and deposit are the first inputs. The loan is always max(0, price − deposit). Deposit % of price and LTV (loan ÷ price) update live so you can sanity-check the split.

Payments are monthly (12 per year). For a single rate, repayment uses the standard annuity formula with r = annual ÷ 100 ÷ 12 and n = term × 12. Interest-only charges P × r each month and leaves principal unchanged.

A rate step-up models a fixed period then a later rate: pay as if the initial rate lasts the full term for k months, read remaining principal, then re-amortise the leftover term at the later rate. Total interest uses r1 for the first k months and r2 after. The yearly table rolls those months up — not a 360-row dump.

Purchase costs are yours to type. Stamp duty is an amount or a percent of price (amount wins if both). Estate agent is percent of price plus any flat fee. Legal/conveyancing and other/survey are flats. For banded stamp duty, use the Stamp Duty calculator and paste the amount.

Mortgage calculator FAQ

How is the monthly repayment calculated?

Monthly rate r = annual ÷ 100 ÷ 12, and n = term years × 12. Repayment payment is P × r × (1+r)n / ((1+r)n − 1), or P ÷ n if r is 0. Illustrative example: purchase 300,000, deposit 60,000, loan 240,000 at 5% for 25 years is about 1,403.02 per month.

What is interest-only versus repayment?

Interest-only monthly payment is loan × r. The principal stays put until you repay it separately. On the same 240,000 at 5%, interest-only is 1,000 per month. Repayment includes principal each month so the balance reaches zero at term.

What happens when the rate steps up after a fixed period?

The first payment uses the initial rate over the full original term. After k months (fixed years × 12), remaining principal is recalculated, then a new payment is set on that balance over the leftover months at the later rate. Extra per month is new minus old. Illustrative: 240,000, 25 years, 5% for 2 years then 7% — repayment extra is about 274.70 per month.

Does this apply stamp duty bands for my country?

No. This is not a country mortgage or stamp-duty law engine. Enter stamp duty as an amount or as a percent of price (amount wins if both are filled). For banded duty, use the Stamp Duty calculator, then paste the amount here.

What is cash to complete?

Cash to complete is deposit + stamp duty + estate agent + legal/conveyancing + other/survey. It does not include the loan. Agent fees are percent of price plus any flat fee you type.

Is this tax, legal, or lender advice?

No. You enter the rates and fees. Starting numbers are illustrative only. MultiSwitch does not apply lender rules, tax law, or reliefs — see Terms.
